The Manor is the clearest example of the whole of what we do on one building. Alorie shaped the concept, sat with the technical team while it was drawn and built, opened it, and runs it now.

The brief

A 47-storey branded serviced residence on Persiaran Stonor, in the centre of Kuala Lumpur among the embassies, with 484 signature suites and two penthouses. The owner's requirement was not a completed tower. It was an address that worked from the day it opened: a residence people would want to live in and a business that could be run.

That distinction shapes everything that follows. A serviced residence has to hold two things at once — a home, with the privacy and quiet that implies, and a hotel operation running underneath it, with reception, housekeeping, security, maintenance and a restaurant on the roof. Those two things pull in opposite directions unless somebody plans them together, early.

A contractor hands over a tower. What the owner needed was an address that could be lived in and run from day one.

Alorie was engaged for all four parts of that: the concept, the technical work behind the drawings, the pre-opening, and the management afterwards. One team carried it from the first of those to the last, which is the reason the decisions taken at the start were still being honoured at handover.

What Alorie did

Four disciplines, in order, on one mandate.

  1. Concept

    What the building would be, who it was for, and what a resident would get for the money. The positioning, the mix of suites, the services attached to them and the facilities that had to exist to support that promise — settled before the design was fixed, so the drawings had something definite to answer to.

  2. Technical assistance

    The operator's view inside the design process: the area programme, the back-of-house that a 47-storey residence needs, the service routes, the kitchen and plant coordination, and the standards held through construction. Getting the circulation and the back-of-house right on paper costs a fraction of correcting them in a finished tower.

  3. Pre-opening

    The operation built from nothing while the building was still being finished: the general manager and the department heads, the operating systems and standards, the supplier contracts, the stock, the training and the budget, all on one critical path to the opening date.

  4. Ongoing management

    Alorie stayed on as the manager. The same people who wrote the standards now run against them, and the reporting goes to the owner in the form it was promised.

Today

The Manor is under Alorie management. That means the operating standards written before opening are the ones the building runs on; the department heads are accountable to the same budget they helped build; and the owner receives the accounts, the forecast and the capital plan in a form that can be read without a translator.

It also means the mandate did not end at the ribbon. Most of the value in a serviced residence is earned in the years after it opens, in the ordinary discipline of maintaining an asset — the replacement cycles, the supplier relationships, the standards that slip if nobody is watching them. That is the part of the job we are on now.
